Project: Transforming Maintenance for a Large Distribution Facility

Client Background: The client is a large distribution facility featuring a chilled water plant,
a substantial refrigerated space, and 60,000 square feet of office space. While they were
not dissatisfied with their previous maintenance provider, they were open to evaluating the
value of the services they were receiving.
Initial Assessment: Our analysis was conducted immediately after a maintenance visit
during which the client was assured that “everything is working okay.” However, our findings
revealed significant issues:
- Neglected required maintenance
- Non-operational economizers, which are crucial for energy savings and
maintaining good indoor environmental quality - Equipment in alarm state
- Failed components
Our Approach: The client has `since canceled their maintenance contract with the
previous provider. We are now preparing to break the cycle of equipment failure through
our objective maintenance implementation. Our plan includes several improvements
aimed at improving comfort and reducing the client’s administrative burden.
